Section 8 Voucher: Who Qualifies and What to Prepare

Section 8 Guide · Page 1 of 3

The Housing Choice Voucher, known as Section 8, helps eligible families pay part of their rent in the private market. The family pays a share based on income and the voucher covers the rest, paid directly to the landlord.

This short guide is split into 3 pages so you can read it step by step. On this page you will see who usually qualifies and what to prepare before applying.

Who usually qualifies

  • Income: generally at or below 50% of the Area Median Income (AMI) for your county and family size.
  • Family: a single person or a household, including elderly and people with disabilities.
  • Status: U.S. citizens and eligible noncitizens.
  • History: your local housing authority (PHA) also reviews rental and background history.

Limits change by city, so the final answer always comes from your local PHA.

Quick checklist before you apply

  • Photo ID for adults in the household
  • Social Security numbers
  • Birth certificates
  • Recent proof of income (pay stubs or benefit letters)
  • Current address and contact information

How much rent will you pay?

In most cases the family pays around 30% of its adjusted monthly income toward rent and utilities. The voucher pays the difference up to the payment standard set by the PHA. Example: with $1,800 of monthly income, the family share would be about $540.
